What I am seeing though is a lot of advice to file with the board and report to welfare/ODSP the day after rent is due.

Toshido I have yet to read advice like this any where on the forum, perhaps you could direct me to those posts then I could see for myself and read if there are any other reasons for doing so. No reasonable landlord would do either one of those suggestions, and in addition, we know the biased system that we are dealing with, why aggravate a tenant/landlord situation over a day late. Myself I have often given an excessive amount of time to pay the remainder of the rent when short, however it has always come back to bite me in the butt and from now on, depending on my tenants situation and payment history, (ie. persintantly late), I will give an N4 after 2 days, at least to get the paperwork going because the tenant gets a minimum of 14 additional days after filing the N4.

I see no reason why you would not survive here, You share a different view in some things, but your posts do not break any of the forum rules. It is hard sometimes to see what is on the other side and if you had a bad expierience yourself. Wether such a post exists or not is irregardless of the fact that the vast majority of landlords, certainly here, would not call welfare fraud or go for the eviction if rent is late by a day. My opinions are based on what has happened to me as a landlord, my LL freinds, those I know on this forum, what I've seen hundreds of times at LTB hearings, and by a fair and neutral reading of much of the RTA. Remember one thing, when you here the all too common term "professional tenant" it means that a tenant has continuously manipulated the RTA, lied, cheated and stole from a Landlord. The term "professional Landlord" is not very common, but I'm sure you'll agree with me if you heard it you would think things like they've been a LL for some time, maybe several buildings, very "professional in his rental business, typically a wise , generally good landlord. So if you agree thus far, the term "proffessional tenant" came to be for a reason.

Reporting Welfare fraud is a duty for each and everyone of us, our civic duty.

In an era of Have-Not OntariOWE we need help to get to those who truly need it.

And we need wasteful bureaucracy to end to allow more funds to go to those who truly need it!

BTL, I have already been warned because I advised a tenant to be careful about less than good LLs (used different term but not allowed to repost it :) )

BTL and Hawk I agree with everything you just said.

Pro tenant is a new term to me, but one I fully understand. They are thieves, I hate thieves. I have personally arrested 43 thieves in my 9 month career as a loss prevention officer. Loved every arrest except the suicidal 13 year old abandoned by her parents...

Hawk, welfare fraud is theft as well. See above on my opinions about theft :) Friend of mine used to be a P.I. and investigated welfare fraud. Went out with him a couple times. Interesting stuff.

Damn I need both kids in school full time so I can get a real job again :( want to arrest somebody :)

I have been late for rent twice in the past decade. Once the wife wrote the rent check on an old check for a bank we stopped doing business with. Dumb mistake, but not malicious. The PM told us the check bounced and we fixed it same day.
The second time the PM was too stupid to check his mailbox and the rent was late because of that.

...

If you just give me a call explaining I understand and will delay. Geezus, I don't want to give you trouble. Just let me know because the BANK is your true landlord and I'm the one paying thru the nose!!!!!

Tenant groups: UNITE AGAINST THE BIG BANKS! Good luck :x

I recently called the hotline and in my update to them I told them that the tenants that moved out trashed the house- the lady I spoke with said she would note that on the file- she asked me for my name and number which I certainly did not mind giving....
well yesterday I got a call from the local OW office asking for more information- and boy did I tell her a lot of stuff- told her about the damage- told her about the drugs- told her about the problems the upstairs tenants gave to the downstairs tenants etc. etc.
well she thanked me for all the information I gave her, told me she appreciated it- I told her this was the first time someone called to follow up- yet this sort of thing happens all the time...

I just wonder what will really happen next? Will they actually do anything? This is Ontario under McGuinty.

I think there have been just enough of us reporting that they know if they dont start reporting the fraud and following up on it they will face a blacklash later .

They have definitely changed. A friend of the family has son who is a career criminal. They've been giving him welfare without question for years and he never paid rent and just bought drugs.

Recently they checked up and cut him off. By the sounds of it this was pretty much permanent. The friends son hadn't changed anything he did. They just stated doing their job.

I have no doubt that the media attention last December about the ODSP/welfare fraud and overpayment, increased complaints and to a point sites like this and a nervous provincial government have made them be more diligent..
