N1 form FAQ

The blank N1 form is a free download from the Tribunals Ontario website. Having this generator fill it out for you costs from $7, or it is free during the 30-day OntarioLandlord trial, which includes every LTB notice.
The N1 (Notice of Rent Increase) is the LTB form Ontario landlords must serve to raise the rent on a rent-controlled unit within the annual guideline. It has to reach the tenant at least 90 days before the increase takes effect.
At least 90 days written notice on the N1 form. The new rent must start on the first day of a rental period, and at least 12 months must have passed since the last increase or the start of the tenancy.
The guideline is 2.1% for 2026 and 1.9% for 2027 (for increases taking effect on or after January 1, 2027). Units first occupied after November 15, 2018 are exempt from the guideline. Going above it on a rent-controlled unit requires an approved AGI (L5).
The LTB expects proof of how and when the notice was served, and the Certificate of Service is that proof. This generator includes a completed certificate with every N1.
An N1 with fewer than 90 days notice, or an effective date that is not the first day of a rental period, is invalid and the increase cannot be collected. This generator counts the 90 days from the deemed service date for you.
