N4 form FAQ

The blank N4 form is a free download from the Tribunals Ontario website. Having this generator fill it out for you costs from $7, or it is free during the 30-day OntarioLandlord trial, which includes every LTB notice.
The N4 (Notice to End a Tenancy Early for Non-payment of Rent) is the LTB form a landlord serves when a tenant has not paid rent in full. If the tenant pays everything owing before the termination date, the notice is void and the tenancy continues.
The termination date must be at least 14 days after service for monthly and yearly tenancies, or 7 days for weekly and daily tenancies. Under Bill 60, N4s served on or after September 21, 2026 use a 7-day period instead.
No. The N4 covers rent only. Late fees, NSF charges, utilities and damage costs cannot be included and would have to be claimed separately at the LTB.
Mail adds 5 days of deemed service, so a mailed N4 for a monthly tenancy needs a termination date at least 19 days out under the current rules. This generator adds those days automatically when you choose mail.
If the arrears are still unpaid, you can file an L1 application with the LTB the day after the termination date. Keep the N4 and its Certificate of Service as evidence for the hearing.
